Availability has to be one source of truth. A property listed on three portals and a direct calendar will eventually sell the same weekend twice, and the apology costs more than every commission saved.
Changeover is the real operation. Cleaning, laundry, the key handover and the check that nothing is broken all happen in a few hours between two guests, and on a Saturday in August that is a schedule, not a note.
Money arrives in stages. A deposit at booking and a balance weeks before arrival, with a cancellation policy attached, is what protects a summer week reserved eight months in advance.
Commission per channel is worth calculating. Knowing what each portal actually costs, against the bookings it brings, is the only way to decide whether it is a shop window or an expensive habit.
