Viewings have to be planned as journeys. Two properties forty minutes apart cannot be shown in consecutive half-hour slots, and a diary built like an urban agency's produces a day that does not work.
Remote buyers need qualifying. Somebody driving three hours for a viewing should have seen the practical facts first, because the alternative is a wasted Saturday for everybody and a bad impression.
The sale stalls in unusual places. Access rights, septic tank compliance and unregistered land hold up rural transactions far more often than mortgage offers, and tracking those specifically is what keeps a chain moving.
